Last week, I decided to set a date for renting a uhaul so we could start moving racks and stuff back into the basement, and that finally provided the kick I needed.</p>
<p>Painting tongue and groove is a pain because it's difficult to get paint into all those grooves. LOL I'll probably still do a round of touch-up on the spots I missed, but it's a fairly even coat and I'm happy with it. </p>

<p>We plan to install boards around the doorway and along the left and right edges but we're having a hard time finding boards out in the garage that are long enough and I don't want to buy more.</p>

<p>This week also marked the arrival of our "new-to-us" living room furniture. We decided to give it a fresh look by reupholstering it with new fabric, as the original was quite worn and I was keen on a different color scheme.</p>

<p>We opted for different fabrics for the chairs and the couch, a decision I'm now contemplating with mixed feelings now that everything is in place. It's a done deal, but I'm considering purchasing more of the green fabric used for the chairs while it's still in stock, just in case I decide to reupholster the couch to match in the future. The couch is likely to see more wear and tear compared to the chairs, after all.</p>
<p>Immediately after the furniture delivery, I tackled the sun-faded arms with some <a href="https://amzn.to/3T6I9bd" target="_blank">Howard Feed-N-Wax</a>. It was surprisingly simple to use and made a significant difference. Ideally, I should go over all the wood frames, but time was tight, so I only managed the arms, which were in the sorriest state.</p>

<p>Down the line, I’m thinking of sanding the arms of the couch to smooth out some light claw marks left by a previous owner's pets, but they’re not a major issue for me now. Honestly, I won’t be shocked if Bailey ends up adding a few of her own marks.</p>
<p>Despite the additional costs for reupholstering, securing this furniture set was a fantastic deal. It’s nice to have seating in our living room once more. With just one more piece of furniture to reintroduce to the space, our living room makeover will be complete. It's been refreshing to create a bit of change.</p>
<p>Finally, I'd be remiss if I didn't mention <a href="https://www.inexupholstery.com/" target="_blank">In-Ex Upholstery</a>, a crucial part of this furniture transformation journey. When I stumbled upon this perfect set, my living room was still home to the oak furniture. Logistically, retrieving and then transporting the furniture to a workshop would have been a nightmare. In-Ex Upholstery, for a reasonable fee, picked-up the furniture from Wilsonville, transported it to their workshop, and even stored it while I took my time selecting and ordering the perfect fabric. When they called to tell me our furniture was finished, I asked if I could delay delivery so we could have the living room rug cleaned as well. They graciously housed our furniture for nearly three months, without complaint or additional charge.</p>
<p>Once our rug was cleaned and the room was prepped to welcome its new additions, In-Ex delivered the furniture back to us. My experience with them was nothing short of fantastic. We took it into <a href="https://www.renaissancerugportland.com/" target="_blank">Renaissance Rug Cleaning</a> a few weeks ago and finally picked it up today. It looks much nicer, they even managed to get the barbeque sauce off it.</p><p>We spent more on the cleaning than we did <a href="https://www.laurelhurstcraftsman.com/2018/03/new-to-us-rug.html" target="_blank">when we bought it used</a>, but I think it was worth it because I really do like the pattern and colors. We dropped off the living room rug when we picked this one up. I'd never had rugs cleaned before so I decided to start with the cheap one first, just in case I wasn't happy with the results.</p>

<p>They lived in a sunroom and have some sun-fade damage on the arms, but I'm sure I can repair it. That's the advantage of solid wood furniture. <p>I am resolved to finish up this project this week. Once I've painted the slats, we're going to try and wrap the doorway and run boards along both wall sides to make it look more finished. </p>
<p>I realize now I forgot to take a new photo. We had that water pipe running through the doorway moved a couple days ago. We hired a plumber from <a href="https://www.fallopianpipes.com/" target="_blank">Fallopian Pipes</a> to come out and she did a really nice job tidying up the plumbing in this front storage area. I'll post better photos after I paint.</p><p><i>Update on Monday</i>: That's better!</p>

It ended up there was quite a lot left, but by the time the roofers had actually showed up, it had been sitting out in the weather for 4-months and we could no longer return the leftovers. <p>So, we decided to try using some of it up by installing it on that framed wall in the basement. We think it will help the space look a little more tidy. </p><p>Over the weekend, Jeff cut pieces roughly the right length and I wiped them down to try and wipe off the dirt. Many were still slightly damp so they're hanging out in the basement with fans and a portable heater.</p>

<p style="text-align: left;">Tim also laid down Rubber Stall Mats on the floor. They were much more affordable than products marketed as gym mats. I don't know exactly what brand he purchased, but they are similar to <a href="https://www.tractorsupply.com/tsc/product/4-ft-x-6-ft-x-3-4-in-thick-rubber-stall-mat" target="_blank">this product</a>.</p><p style="text-align: left;">Jeff and I are now trying to decide if we'll do any more work in the space before we move back in. We have some tongue & groove boards leftover from the re-roofing project and we are considering installing them on that wall. I think it would help the space look more tidy once everything is back.</p>
<p style="text-align: left;">Jeff goes back to work tomorrow so it will probably be a while before we make any progress on this, though, I don't want to wait too long because I don't want to keep paying for storage.</p>

<p>This space is not original to this house. This is a space that Mr. Leonard (the 2nd owner of the house) actually dug out and finished to store the massive amount of sawdust/wood chips they needed for the house boiler. The front stairs were originally wood and they would simply remove the tread and blow in the wood chips. We were told stories by the Leonard kids of their memory of digging tunnels and playing around in the pile of sawdust/chips. </p><p>We have found this space handy for storing stuff that we should probably get rid of, like wedding momentos and old records.</p>

<p>After the remodel, we filled this space with the master bedroom furniture and we never set up any dedicated space for working out. But we've been putting weight back on, and we've finally gotten motivated to set up a new workout space. Really, the only space we have left is in this front storage area.</p>

<p>Here is how the space looks tonight. We've been shifting some of our long-term storage (stuff we don't expect to touch again until we move) into the attic. We've also got a growing pile of stuff that we'll toss or donate, as appropriate. Tomorrow we have movers coming and they'll schlep the rest of the stuff to temporary storage.</p>
<p><a href="https://www.facebook.com/TimAustinLLC" target="_blank">Tim Austin</a> thinks he'll have time next week to help us spruce up the space. We're going to paint everything a light color, probably <a href="https://www.sherwin-williams.com/en-us/color/color-family/yellow-paint-colors/sw0044-hubbard-squash" target="_blank">Hubbard Squash</a> because we have nearly 5 gallons of it. And he's going to help us cover the floor. He'll probably put down more of the <a href="https://dricore.com/products/dricore-subfloor/" target="_blank">DRICORE Subfloor Tiles</a>, then we're going to put some sort of rubber exercise mat over the top. We have a couple of lights leftover from our earlier basement remodel and we hope to hang those at well. </p><p>We may have to hire an electrician to install some power outlets. It's likely we'll need a place to plug in an exercise bike.</p>

We had them on a previous house and really liked them. But it turns out they're larger than standard k-gutters and they need a 6"'wide board to mount to. </p>
<p>When the installers started talking about cutting off our roof tails, that turned into a big NOPE. We spent about an hour talking about other options (to cutting the wood), but ultimately there was no solution found. We were really disappointed but I was entirely unwilling to deface this house.</p>
<p>So, I went searching for a plan B. There are not a lot of other options available in Portland, Oregon. Ultimately, the one we went for was <a href="https://www.leaffilter.com/" target="_blank">Leaf Filter</a>. They came out and installed the screens last Wednesday. Allegedly, if our gutters clog up, they'll come out and clean them. Time will tell.</p><p>This is the only photo the installers took for me.</p>

<p>They cleaned out and used some of the existing gutters and installed a couple of new ones when we needed to relocate the downspouts. We abandoned the rain chains and had them install downspouts on all the gutters. The rain chains didn't work out because when it snowed they'd get too heavy and fall down. Sometime soon we'll need to add piping to direct the rainwater into our rain gardens. </p><p><br /></p>

<p>We had them install a drain between the two front dormers. In the rain, it tended to turn into a waterfall and it was ruining the wood brackets.</p>

We actually ordered the new roof late last summer and they told us they probably wouldn't get to our project until spring. They don't install roofs during rainy weather. Yeah, okay, I understood that. </p><p>They finally called us in early May and said they were planning to put on our roof sometime in May or June. We had a discussion about the tongue & groove I said I would be providing, and I ordered it that week and it was delivered two days later and I told them it was here, waiting for them. And then it sat. </p><p>There was no communication of any sort until June 28 (the Wednesday before the 4th of July). We were told they would probably be starting the next afternoon (Thursday) but if not then, they would certainly start on the Friday before the holiday weekend. Yeah, they didn't start then either. We reviewed the project with him and he figured out the additional supplies he would need and left again. Today, finally they started tear off. </p><p>Since I don't have a drone, I can't post progress photos. They removed the shingles from the backside of the house and they laid new tongue & groove over our little back patio. I didn't take a before photo, it used to be a big plywood patch where the old chimney used to be and a mish mash of various sizes of tongue and groove; presumably whatever the prior owner had lying around. This looks much better.</p>

They did a fine job installing our fence, but their quote was for only half the fence and I didn't realize it. We had a long conversation about wanting both sides, along with the details about height and extras. I'd made a lot of compromises from the earlier quote, i.e. shorter overall height, skipping the post caps, trellis only in the section next to the house, so I wasn't surprised when the overall total was quite a bit lower. But, it turns out, they didn't quote out the whole fence. <div><br /></div><div>They finished this side of the fence then sent the final invoice and I was confused and asked when they'd be installing the rest....<p></p><p>Clearly, I should have looked a lot more closely at the bid and compared the total linear feet, but I was distracted and rushed to make a decision. Sigh.</p><p>Anyway, given that they only gave us a bid for half the fence, they were by far the most expensive of our quotes. So, when we do the other side after the roof and gutters are finished, we'll be going to one of the other companies.</p><p>At the last minute, we decided to dispose of the old fence ourselves. They are actually starting by doing one side this week because our neighbor was really anxious for it to be finished in time for a party, then they'll come back in a week to two to finish the other side of the yard. As a reminder, this is the style of fence we're getting for the most visible portions. </p><p>They made short work of the old fence and had it removed in about an hour. They basically cut it into sections and then chopped the posts off at the dirt line if they didn't easily pull out.</p>

But, starting next week, we're finally kicking off some projects. Starting on Tuesday, we are finally getting <a href="http://www.laurelhurstcraftsman.com/2022/09/lots-of-new-projects.html" target="_blank">our Interlock Roof installed</a>. Given the astronomical cost of their roofs, it's rather surprising their backlog is so long. I'm sure LeafGuard Gutters will be happy to finally get our job off their books.</p><p>This past winter, our fence fell over in high winds. (I really wish I'd remembered to take a photo.) Right now, it's propped up with boards and our neighbor is anxious about getting it replaced. I wanted a fence that looked like this but we got a quote for it and it was more than $20,000! I had to ditch the boxspring or it looked really bad. We have a really thick mattress. This furniture is actually cherry with maple panels, but it's hard to tell because the cherry is still so light. We've had a few plant casualties from the trenching and channel drilling but overall the plants that survive will appreciate the reliable summer water. And once the installation is finished, I have a few more native plants to add to the yard.</p>

The shingles are fine, but they didn't install them correctly and there are areas with no plywood underlayment. It is VERY FRUSTRATING as I spent a long time trying to find a reputable roofer to do the installation. But since it has been more than 10 years since the installation we can't actually go after the roofer, in the unlikely event they are still in business. (Apparently, many of them set up a business, work for 10 years, then shut down the business so they don't have to deal with installation issues. Then they start up a new business with a new name. And repeat the pattern. It's really dishonest and I don't understand how they continue to get away with it.) Rather than let it continue to rot out the roof framework we made the difficult decision to just replace the roof again.</div><div><br /></div><div>Anyway, we decided to get an <a href="https://www.interlockroofing.com/" target="_blank">Interlock Metal Roof</a>. The company has been in business for a really long time and I can't find bad reviews or evidence of dishonesty. With any luck, their claims that you never need another roof are true. We probably won't be here long enough to have to worry about it in any case. Unfortunately, it's late enough in the season that we may have to wait until spring before they'll be able to put it on. They'll be installed after the new roof is put on so we have to deal with the bad rain situation for another winter.</div><div><br /></div><div>We also hired <a href="https://www.conservairrigation.com/nw-portland/" target="_blank">Conserva Irrigation</a> to install drip irrigation for us. We've been wanting to put it in ourselves for the past several years, but it is clear we just are not motivated to do it. The new system will be installed to code and there will be a controller and we should be able to program it to run on a schedule, unlike the original plan to just attach it to hoses to make it work. They'll be starting that work in a couple of weeks.</div><div><br /></div><div>Finally, I hope the last thing, we hired <a href="https://prideandjoylandscapes.com/" target="_blank">Pride and Joy Landscape</a>, to help us get the yard back into shape. They took away two trailers full of yard waste and everything is looking much tidier. But, I'll be honest, they did remove several plants I would have preferred they leave, but that is my fault for not marking them better, or doing a better job communicating which plants I wanted to save. After the irrigation is put in, they're going to come back out and help us spread mulch for the winter. The gutters with screens on top didn't really do the job for us. They'd probably be better if your house wasn't surrounded by tall trees. The leaves just sat on top of the screens and in heavy rains the water backed up onto the roof and over the past 10 years, it's done some damage to the roof structure. I am not going to crawl up there and take a bunch of photos, but you can see this area easily from the ground.</p>

With Jeff working again, we have a budget to hire some cleaning help because goodness knows I stink at cleaning because without the deadline, it just doesn't happen enough. I couldn't bring myself to spend that much when we have a garage full of wood and some pretty decent tools. But⏤as is so typical for us⏤neither of us had enough motivation to drive the process so the boxes just sat. </p><p>After a bit of looking around for more affordable options, I had an idea. I would look for a beat-up table on craigslist or FB marketplace and we would simply take it apart and, if necessary, sand down the top and refinish it. I obviously preferred something that was solid wood and could be cut to size without exposing the cheap inner core of veneer pieces.</p><p>Finally, I found this table on the marketplace for $25. It took us far longer to clean up the table saw and space around it than the actual cutting.
