Living Room Reimagined

We recently had our living room rug professionally cleaned, which was quite the expense. However, they included a moth treatment, which gives us hope that this rug won’t suffer the same fate as some of our previous ones.

This week also marked the arrival of our "new-to-us" living room furniture. We decided to give it a fresh look by reupholstering it with new fabric, as the original was quite worn and I was keen on a different color scheme.

We opted for different fabrics for the chairs and the couch, a decision I'm now contemplating with mixed feelings now that everything is in place. It's a done deal, but I'm considering purchasing more of the green fabric used for the chairs while it's still in stock, just in case I decide to reupholster the couch to match in the future. The couch is likely to see more wear and tear compared to the chairs, after all.

Immediately after the furniture delivery, I tackled the sun-faded arms with some Howard Feed-N-Wax. It was surprisingly simple to use and made a significant difference. Ideally, I should go over all the wood frames, but time was tight, so I only managed the arms, which were in the sorriest state.

Down the line, I’m thinking of sanding the arms of the couch to smooth out some light claw marks left by a previous owner's pets, but they’re not a major issue for me now. Honestly, I won’t be shocked if Bailey ends up adding a few of her own marks.

Despite the additional costs for reupholstering, securing this furniture set was a fantastic deal. It’s nice to have seating in our living room once more. With just one more piece of furniture to reintroduce to the space, our living room makeover will be complete. It's been refreshing to create a bit of change.

Finally, I'd be remiss if I didn't mention In-Ex Upholstery, a crucial part of this furniture transformation journey. When I stumbled upon this perfect set, my living room was still home to the oak furniture. Logistically, retrieving and then transporting the furniture to a workshop would have been a nightmare. In-Ex Upholstery, for a reasonable fee, picked-up the furniture from Wilsonville, transported it to their workshop, and even stored it while I took my time selecting and ordering the perfect fabric. When they called to tell me our furniture was finished, I asked if I could delay delivery so we could have the living room rug cleaned as well. They graciously housed our furniture for nearly three months, without complaint or additional charge.

Once our rug was cleaned and the room was prepped to welcome its new additions, In-Ex delivered the furniture back to us. My experience with them was nothing short of fantastic. Should I ever find myself embarking on future upholstery projects, they'll be my first phone call.

Dining Room Rug Cleaned

Our dining room rug was looking pretty grungy so we decided to have it cleaned. We took it into Renaissance Rug Cleaning a few weeks ago and finally picked it up today. It looks much nicer, they even managed to get the barbeque sauce off it.

We spent more on the cleaning than we did when we bought it used, but I think it was worth it because I really do like the pattern and colors. We dropped off the living room rug when we picked this one up. I'd never had rugs cleaned before so I decided to start with the cheap one first, just in case I wasn't happy with the results.

Once I spend a bit more time tidying up the dining room, I'll take photos of it in place.

I also found a set of solid cherry joinery furniture for the living room. The pieces are currently at In-Ex Upholstery company; they're being recovered with green/earthtone fabrics.

They lived in a sunroom and have some sun-fade damage on the arms, but I'm sure I can repair it. That's the advantage of solid wood furniture. Once we get the cleaned living room rug back, I'll have them deliver the finished furniture.

Basement Furnishings

I spent the day shopping for basement furnishings. We'd been planning to replace the old rugs and buy a sofa with a drop-down table for movie time. But now that Jeff has started working again, he needs a quiet place to work so we changed the plan to include a workstation in the theater side of the room.

With the desk added, though, we don't have room for a sofa. I spent a couple hours shopping around online and found a few options until I finally decided it would make the most sense to just relocate our Stressless chairs downstairs from the main floor. It's not like I'll spend much time sitting around once I get my long arm machine next month.

That still left floor coverings. I gave away the old rugs, so we do actually need new rugs. I spent several days agonizing over some hand-knotted rugs that are on sale, but they're still pretty expensive. I'm not sure I can justify more than $3K for the basement family room. 

So I was astonished today when I found some polypropylene rugs that I really liked. I don't normally go for plastic rugs, but the pattern seems period and they're super cheap. And if the basement leaks water again they should survive. Despite my reservations, I ordered a set of the Unique Loom Carnation Edinburgh Geometric Area Rugs from Overstock.com while they're on sale for President's Day. At Jeff's request, I ordered the black ones.

And because I clearly spend too much time in Electric Quilt, I thought it would be fun to try and design a quilt that coordinates with them. This is my first attempt. I will no doubt try a couple more versions before I actually settle on one.

Basement Progress

There's been quite a bit of progress on the basement project since the last time I posted. Everything is framed up and the flooring has been installed, but it is currently covered up to protect it for the drywall install. Here is how it looked last week before they covered it up. We ended up choosing Lifeproof Rigid Core Luxury Vinyl Flooring in the Georgia Clay color; it is basically a waterproof plastic flooring that looks like wood and it should be able to survive if we have some water infiltration again.

Tim and Tony took off last Friday while they waited for the electricians then they all returned to the job on Monday morning. The electricians have been here all week and I think they're nearly finished. We decided to get a new electrical panel installed because our older panels are really quite full. It was installed in our front storage area and will provide service for all the new electrical in the basement. They also put in a new charging unit for Jeff's plug-in hybrid vehicle.

This week, Tim installed the family room wainscoting so it would be easier to locate the power boxes in the middle of the panels. We're just using douglas fir plywood for wainscoting because it was relatively affordable (compared to lumber). This is the only room that will have wainscoting; the rest of the basement will be finished with drywall.

It's exciting, this room is going to be so nice.

Basement Subfloor

Tim has returned to the job. On Monday he and Tony finished clearing the floor and then primed over the paint. Then, yesterday they started pouring cement. I have to be honest, I'm not exactly sure if they used regular cement or something special to level the floor. The floor still has an overall slope, but it is flat enough to put down flooring.

The coating was dry by the morning of Day 3.

Then they started putting down DRICORE subfloor panels. They're really neat panels and are ideal for the basement as there is an air gap under them so if we have water infiltration again, they should be able to survive the encounter.

They mostly had all the subfloor installed by the end of today.

I think tomorrow they're going to start putting in seismic bracing.

Basement Work Scheduled

We have a start date for our basement project. Tim Austin is currently on a job and believes he'll be ready to start our basement project on Dec 15!! So, I guess it's time to get serious about this! I am not excited about emptying out the basement, but it needs to be done so I scheduled another storage space and we'll start moving stuff over as we pack.

We have a fairly simple "remodel" planned; it's not really going to be more finished than it is now but Tim will be bracing the house to the foundation and then installing a steel framework around the perimeter of the space which should provide further support. This is an example photo he sent me of another job he worked on.

Then Tim is going to level the floor as much as he can within the framed sections. We're not going for full-on level; that's not possible with our horrible floor without more effort than we're willing to pay for. This is another photo he sent as an example.

Once leveled, the floor is going to be finished with one of the Lifeproof plastic floors, probably in the Crosbyton Oak color. Tim assures us this flooring is one of the best options for an occasionally damp space. Even though our water infiltration problems went away once Jeff installed the French drain on the side of the house, it surely is better to plan for some future water seepage.

For the ceiling, I had originally wanted to install a dropped ceiling but it is already too low. With a dropped ceiling, we would lose several more inches so Tim persuaded me to replace the current sheetrock with new sheetrock after the wiring is finished. We will take good photos and dimensions to document the space once it is open so hopefully we'll have less destruction when we have future work to do.

This floor plan is roughly what we are hoping for once the space is finished. Really, the only change from the existing space is the addition of two closets and better lighting. We have made some minor changes since I did this SketchUp file, but they're not important enough for me to take the time to update SketchUp.

A couple days ago, I discovered some great wall-mounted arms to install Jeff's computer gear, so we'll be putting those in once the walls are up. Right now the computer gear is in the center of the room clamped to a table and looks so untidy so I'm really looking forward to this change.

Front Porch is Finished

Jeff from Hand Made Home finished our front porch. It looks amazing. It took three coats to get a nice even finish.

He obviously removed the old decking and replaced it with new wood.

The cedar for the back stair railing has been cut out. We got some help with the cutting from a guy named Tracy Livingston who used to be a contractor and is trying to get back into the game.

They were removed after this photo so I can paint them before the final install. Since we're out of the paint, I'm basically waiting for the next paint sale then I'll go buy a gallon.

I'm also waiting for several days of nice weather so I can sand down the deck and apply a new finish. Given the current forecast, it could be a couple of weeks.

New Porch Floor

The porch is not finished, but they won't be making any more progress this week because of the snow. The new porch floor is looking really nice. As a reminder, the wood is meranti decking.

The contractor added a groove along the edge and installed it with a separate tongue. This is a photo of an exposed edge so you can see the detail.

The wood is unfinished in this photo. After he finishes the install, he'll finish the floor in place, but that won't happen until we have warmer weather, maybe in March.

New-to-Us Rug

I've had a saved search in craigslist for a hand-knotted rug for quite a while now. I was looking to replace the dining room rug which we had bought on Overstock back in late-2011. While I had liked the rug, it proved to not be very durable. Shasta started licking it nervously when we had a friend live with us for a month, and made holes in it.

The rug we're getting rid of

My craigslist search brought this up last Friday. 

I excitedly made arrangements to go out and see the rug. Now, I would quibble with the seller that the rug was in excellent condition; it has some non-trivial damage. But it was a hand-knotted rug made by Nature's Loom and the colors were perfect for our dining room and the price was right so we brought it home with us.

Dog approved.

Custom Chair Mat

Last summer when I first moved out of my sewing room, I realized how much damage my rolling chair had done to the floor. You can see the whitish spot in the photograph below where the finish was basically worn off.

After spending the bucks to have the floor professionally refinished, I figured it was important to get a chair mat to protect my investment. Well, I spent months looking around for one. A standard chair mat would not work because of the arrangement of the sewing tables. I would have had to buy two of them and I would have had to figure out a way to cut at least one of them down so it would fit in the corner.

Since I am really trying to clear out the forever tasks from my To Do list, I finally found a solution. It turns out you can order Custom Chair Mats! Okay, maybe you all knew that, but it hadn't occurred to me until last week.

Of the companies I contacted, only one company, American Floor Mats, was willing to sell direct to non-commercial customers and also had some sort of warranty on their mats. I sent them my drawing and they sent me a quote. Basically the way their pricing works is you buy the standard size cutting mat that is larger than your design and then they cut it down to your dimensions for free. I needed the largest size (96"x60") which was $304. But since the floor refinishing was nearly $1500 (including the hallway) I feel like it's a worthwhile investment.

I received the chair mat today. It came rolled up so it's going to take it a while to relax and flatten out again. But I think I'll be really happy with it.

Update much later: The mat relaxed and lays flat on the floor. It has protected my floor beautifully and I'm really happy with it. I'd recommend this company.
